What does a strata audit cover?
A strata audit independently reviews an owners association’s financial records, including service charges, collections, operating expenses, bank balances, and reserve funds. The exact scope is agreed before records are requested.
Is a strata audit required annually?
The frequency may be set by the association’s governance documents, management agreement, owner requirements, or relevant authority rules. A 12-month review period is commonly used because it covers a full financial and service-charge cycle.
What are service charges used for?
Service charges usually fund common-area operating costs such as security, cleaning, maintenance, utilities, insurance, and community management. In Abu Dhabi, increases or new service charges require prior approval from the Department of Municipalities and Transport.
What is a reserve fund?
A reserve or sinking fund is money set aside for future major repair, replacement, or capital costs. It should be recorded separately enough for owners and committees to identify its balance and movements.
Which records will the auditor need?
